1. What kind of housing/accommodation do you live in?

For the past 21 years, I have lived in a house with my family. And I think if I can move out and start  making a living  on my own, I would try my best to have an independent place where I can plan and design a house layout to  suit myself  since sharing a room or a flat with strangers sounds so  troublesome  to me.

3. Who do you live with?

I live with my family. There are 5 of us and we all have our own room, which is way more comfortable as the older we grow, the more privacy we need for ourselves. I think our house is big enough for us yet still a  warm and cosy  place that I call home.

4. How long have you lived there?

Although during my childhood my family had to move a lot, I’ve lived in the most recent house for almost ten years. Comparing to the old houses, I think this house has been the best so far.

5. Do you plan to live there for a long time?  

The answer would be yes. My parents have been living there for a long time and moving in and out is too time-consuming and exhausting. Cleaning and arranging everything  all over again  would be like  torture  to them. For me, on the other hand, as I’m thinking of moving out to start my adult life, hopefully soon I’ll be able to afford to live in a flat or an apartment.

As I’ve already mentioned my family moved several times when I was younger. And the most current house where we’ve been living for about ten years is the best house so far. All of us have separate rooms for our  need for privacy  yet a big dining room where we can spend the whole evenings together watching TV or having dinner.

Briefly, my  humble  house locates in a small and quiet street, so coming home to me is like all the craziness happened outside is left behind. Just beside my house stands a big old tree. I have my own room with walls painted violet, which is kind of a peaceful colour. The air outside is fresh. I usually open the window to enjoy the wind and sunshine, which will help cool my room without an air conditioner. Since I spend most of my time staying at home, my room means the whole world to me. It’s like a friend who is always there to  share ups and downs  with me. So yeah, I would always miss my house, my room whenever  I’m away .

It’s the dining room where my family spends our time together.  Not only lunch or dinner but all our  family reunions  take place in the dining room where we can enjoy a  harmonious  atmosphere. We always try to keep the family dinner as something we  cannot go a day without , since for us it’s the family bonding that lies behind.

Today I am going to share with you a description of my ideal apartment that I would like to live in. Since I live in a big city , it is probably more convenient to buy a condo in a building complex .

I prefer a cozy place, so, I would expect it to be not too big, about 90 to 100 square meters, with 2 bedrooms and 2 balconies . In my opinion, this size is perfect for a small family of parents and one child. When it comes to cleaning the house , you would not feel discouraged by all the chores you have to do.It would be great if my apartment overlooked [1] a river or bridge , and it should be located

on a high floor like the 10 th or above. As a person who loves color and nature , I would decorate my house with a lot of paintings and plants. I would make a hanging garden in one of my balconies [2] and put small chairs and tables out, so that I could sit there and enjoy my small garden. I would use yellow -tinted bulbs and lamps all over the apartment to make it cozier.

Example: when I looked at all the homework that I had to finish, I felt quite discouraged. However, I decided to start doing it immediately.

Example: I have to do some chores every day, such as cleaning the kitchen and washing the dishes.  

• overlook: [verb] if an apartment overlooks a place, this means that you can see that place from the window or balcony of the apartment.

Example:  We had lunch in a restaurant overlooking a lake.

• floor: [noun] all the rooms that are on the same level of a building.

Example:  On the 10 th floor of my apartment block, there are 6 different apartments.  

• hanging garden: [noun] a type of garden on a balcony or roof in which many plants are in baskets which hang down from baskets fastened to the walls.

Example: Many people in our apartment complex grow flowers in baskets which hang from the walls of their balconies.

• yellow-tinted: [adjective] having a light yellow colour.

Example:  The yellow-tinted lights gave our apartment a relaxing and cozy atmosphere.

Describe Your House: IELTS Speaking (3 Cue Cards With Example Answers)

In Part 2 of your IELTS Speaking test, you might be asked to ‘Describe your house.’ This house cue card is quite an easy one to answer.  

Let’s look at how to give a really great answer. Below, you can read three cue cards and answers ( go straight to the answers here ).  

First, let’s talk about some tips, vocabulary, and idioms for this topic.  

What You Can Talk About

Here are some things you might talk about when describing your house (or apartment):

• Where you live
• Who you live with  
• How long you’ve been living there
• How much you like or dislike living there
• Why you moved there
• The location
• The number of rooms  
• The decor  
• The living conditions
• The amount and quality of light
• Nearby amenities  
• The distance from the city center
• The convenience of the layout
• Any nice features, like a balcony
• How comfortable it is
• How convenient it is
• Any plans you have to move

Focus on Vocabulary

In Part 2, always try to focus on using interesting vocabulary and idiomatic language.  

This is much easier to prepare for than worrying about grammar. If you focus on using interesting, unusual words in Part 2, you’re very likely to use great grammar too.  

Use Word Groups

You can prepare for Part 2 by memorizing groups of words that are related.  

For example, if you memorize 15 words and phrases that can be used to describe a house or apartment, you’ll be able to use that same word group for many different questions relating to home and buildings and places.

Your House Cue Card 1

Describe your house.

You should say:

• Where it is
• How many rooms it has

And say what you like most about living there.  

Well, I’m currently living with my parents in an apartment in a small town in Bulgaria. We’ve been there for about 5 years now, and I have to say , I really enjoy living there.

The location of our apartment is a dream . It’s in a nice, quiet neighborhood with easy access to public transportation, as well as all the necessary amenities like grocery stores, pharmacies, and coffee shops. It’s also not too far from the city center, so we can easily go out and enjoy all that the city has to offer.

The size of our apartment is just right for the three of us. It has two bedrooms, a living room, a kitchen, and a bathroom, so we have plenty of space to spread out and relax. The layout is also really convenient, with everything being on one level, so we don’t have to worry about climbing stairs.

The decor of the apartment is fairly simple , but that’s okay with me . We have some nice pieces of furniture, but overall it’s a very low-maintenance space. The condition of the apartment is also really good – it’s always clean and well-maintained .

One of the things I love most about our apartment is the view. We have a large balcony that overlooks the city , and it’s a great place to relax and unwind after a long day. The natural light in the apartment is also really nice – it’s bright and welcoming, especially in the morning.

Overall, I really like living in our apartment. It’s comfortable, convenient, and feels like home. I’m grateful to have such a nice place to live, and I hope to continue living here for many more years to come .

Your House Cue Card 2

I’m fortunate enough to live near the center of Tokyo in an amazing house. First of all, the location of my house is unbeatable . It’s just a stone’s throw away from all the action in the city center, but at the same time, it’s tucked away in a quiet and peaceful neighborhood. I can’t even begin to tell you how convenient it is to have everything I need right at my fingertips .

The size of my house is absolutely massive , and I have plenty of room to spread out and relax. It has four bedrooms, a spacious living room, a fully-equipped kitchen , and even a home gym. The layout is also top-notch , with an open floor plan that makes it easy to move around and entertain.

The decor of my house is absolutely stunning . I hired an interior designer to come in and really make it feel like a luxurious and welcoming home, and they definitely delivered . From the plush furniture to the intricate details , everything about the decor is just perfect .

The condition of my house is also impeccable . I have a team of cleaners who come in regularly to keep everything spotless , and I take great care to maintain the house and all of its features. From the state-of-the-art appliances to the beautiful landscaping , everything is in perfect working order.

One of the things I love most about my house is the outdoor space. I have a large backyard with a pool, a hot tub, and a grill, and it’s a fantastic place to entertain or just relax and soak up the sun. The view from my house is also incredible – I have a panoramic view of the city, and it’s absolutely breathtaking.

I currently share an apartment with 3 flatmates. I have to admit, I am really looking forward to moving out and getting my own place with my girlfriend.  Don’t get me wrong, it’s been a lot of fun living here, and I love my flatmates. But it’s time to move on soon.

One of the things I like about our apartment is the location. It’s right in the heart of the city, so we have easy access to all the best bars, restaurants, and shops. It’s also close to public transportation, which is a huge bonus .

The size of the apartment is decent – it’s not too big, but it’s not too small either . We have a living room, a kitchen, a bathroom, and 3 bedrooms, so we each have our own space to retreat to. The layout is a bit awkward , though – the bedrooms are all clustered together, and the living room and kitchen are at the opposite end of the apartment, so it can feel a bit disconnected at times.

The decor is pretty standard – nothing fancy, but it gets the job done. We’ve each brought in some of our own stuff to make it feel more personal, but overall it’s a pretty basic setup. The condition of the apartment is also just okay – it’s not in terrible shape, but it’s definitely seen better days .

One of the things I don’t love about our apartment is the noise level . We live on the ground floor, so we get a lot of foot traffic and street noise, which can be really disruptive at times. It’s also not the most private place – we have a shared outdoor space, so we often see and hear our neighbors. I’m thinking of moving out soon, when I can afford it.

It might sound a bit cheesy, but home for me is wherever my loved ones are. I’m originally from Delhi, but I currently live in Bangalore for work. Delhi will always be my home because I was born and spent a significant part of my life there. However, Bangalore has become a second home to me because of my experiences and the connections I’ve established here.

I consider Tokyo as my home as that’s where my family resides, where I grew up, and where I have a tonne of happy memories. I feel at home in this city because of its hustle and bustle, rich cultural diversity, and limitless chances.

My home is on the outskirts of Ho Chi Minh city. I’ve spent the majority of my life there, surrounded by charming tiny villages and undulating green hills. I adore the quiet and tranquility this place offers, and there’s a great sense of community here.

2 What kind of housing/accommodation do you live in?

I live with my parents in our family home near the city center. And since sharing a room or an apartment with others sounds like so much hassle to me, I think that if I can move out and start making a living on my own, I would have an independent location where I could build and create a house layout to suit myself.

I live in a peaceful neighborhood in a traditional suburban home. My kids may play in the large backyard of this two-story house. I value the sense of privacy and peace it offers, away from the rush of the city.

I currently share a house with other roommates. We share common facilities like the kitchen and living room, but have separate bedrooms. It’s a community living arrangement. Living with others is a social experience that I find enjoyable, and it’s an excellent way to save money on rent.

3 Who do you live with?

I live with my family that consists of my parents, siblings and grandparents. Except for my parents and grandparents, all of us have separate rooms as we require more privacy for ourselves. Our home is still cozy and warm, and I believe it is large enough for us.

My partner and I share our beautiful apartment. We appreciate having our own space and being able to share our lives together, even though it’s just the two of us.

Since I am working in a different city, I live by myself in a rented apartment. I like being independent and having my own place. Also, I like not having to worry about other people’s schedules and being able to come and go whenever I want.

4 How long have you lived there?

I have lived with my family in this house for as long as I can remember. This place has played a big role in our lives and we have so many memories in this house that sometimes I am astonished at how quickly time goes by.

It’s been roughly three years since I moved here after graduating from university and started my first work in the city. I’ve really gotten used to the neighborhood and it’s been a lovely location to call home.

It’s only been a few months since I moved here. I recently relocated in search of a new career, so I had to find an apartment fast. I’m still getting used to it, but I’m beginning to feel more at ease and rooted in.

5 What can you tell me about the place you live in?

My home lies away in a quiet suburban district. Tree-lined streets, clean parks, and amiable neighbors define this quiet neighborhood. With frequent gatherings and festivities, there’s a real feeling of community here. It’s the kind of place where everyone knows one another by name and evening strolls seem safe.

I live in the center of the heart of the city in a bustling neighborhood. With a wide variety of eateries, cafes, and stores dotting the streets, it’s a melting pot of cultures and lifestyles. This place radiates excitement, particularly on weekends when there are festivals and other events taking place. It’s the ideal fusion of friendly community vibes and city energy.

Large wide fields and gentle hills surround my home, which is situated in a rural area. Some people might find it hypocritical that I live in the city and love my rural home. But honestly, I adore the serene atmosphere of this place and dash back home to enjoy the simpler ways of life amidst the beauty of nature.

6 Can you describe the place where you live?/Describe your house./Please describe the room you live in.

Yes, sure. My humble home is situated in a tiny, peaceful neighborhood. It is adjacent to a large, ancient tree. Outside, the air is clean. In order to enjoy the breeze and sunshine, I frequently open the window, which helps cool my room without the need for an air conditioner. My room is very important to me because I spend most of my time in it. It’s like having a friend by my side through thick and thin.

Sure, I’d be happy to describe my house and room. My house is a two-story building in the countryside of Ho Chi Minh City. Climbing vines and flower gardens cover the exterior, lending it a simple, rustic feel. The ambiance inside is welcoming and pleasant as soon as you walk in. With its cosy sofa set and fireplace, the living room is the ideal place to spend winter evenings. The bedrooms upstairs are roomy and bright, making them relaxing havens at the end of the day.

Definitely. My home is a contemporary flat situated in a busy metropolitan district. The structure itself is sleek and modern and welcomes you with an open-concept living space. With elegant furniture, the décor is stylish but minimalist. Modern appliances are features of the kitchen. The bedroom is a peaceful haven with a cosy bed, clean sheets, and blackout curtains for a good night’s sleep.

7 What do you usually do in your house/flat/room?

I enjoy spending time with my family in my home. We frequently get together in the living room to play board games, watch films or just talk about our days. I like to whip up a storm in the kitchen on the weekends, experimenting with new dishes and throwing dinner parties for my friends. I go to my room to read, listen to music, or work on personal projects when I need some alone time.

After a long day, my flat serves as a safe place where I can rest and rejuvenate. Since I live alone, I like to take a seat by the window and bask in the sunlight while sipping my morning coffee. During the day, I use my apartment as a creative area, using it for office projects. Finally, in the evening, I enjoy curling up with a good book or binge-watching my favourite TV series on the couch.

Usually, I spend a lot of time in my room studying for exams, working on assignments, or attending online classes. When I need a break, I relax on my bed and listen to music, or I do some yoga to de-stress. I also use my room as a space for self-care, doing skincare routines, meditating, or practicing mindfulness.

8   Do you plan to live there for a long time?

The answer would be yes. Since we live in our family home in the city center, my parents have absolutely no plans to move away. As for me, I am happy to live in my childhood home with the myriad of memories. Moreover, my workplace is also located nearby making it easier for me to shuttle back and forth everyday.

To be honest, I have no idea how long I’ll be here. I enjoy my current living arrangement, but I’m always up for new experiences and chances. I may think about moving if a work chance in another place occurs or if my situation changes. However, I’m happy where I am right now and don’t have any urgent intentions to move.

No, I don’t see myself living here for the long term. Although I enjoy the comfort of my home, I am looking forward to better opportunities for my career. I am planning to settle abroad once my immigration formalities are sorted.

9 Which part of your home do you like the most?

I spend much of my family’s time together in the dining room. Not only does lunch or supper take place in the dining room, where we can all enjoy a harmonious atmosphere, but our family reunions also take place there. Consequently, we have made it a ritual to share our meals twice every day.

My most favorite part of our house is the backyard. Since I am an outdoor person, whether it is gardening with my grandfather or enjoying a barbecue with my family during the weekends, I spend most of my time in the backyard.

Kitchen is the happy place in my home as it is the heart of the house where my mother cooks the most delicious meals for us. Sometimes, she allows me to experiment with new dishes and we share some awesome memories there. Since we don’t have a separate dining hall, at the end of the day, all the family members meet in the space adjacent to the kitchen and culminate the day with a hearty meal and laughter.

10 What’s the difference between where you are living now and where you have lived in the past?

As my father had a transferable job, we had moved in and out of many houses in the past. However, recently, we have settled down in our apartment in Mumbai. As opposed to the past, now we all have separate rooms to accommodate our need for privacy and have a large dining room where we can eat meals or watch TV together.

The location is the main difference between my current apartment and my previous one. Earlier, I used to live in a small house in the countryside with my parents. However, now I live in a big city with a thriving nightlife and plenty of entertainment choices.

The size is one obvious difference between my current residence and my previous house. I’ve previously lived in large homes with lots of space. I do, however, currently reside in a small but comfortable flat as it’s easier to handle and keep up with.

11 Would you change anything about your home? Why/ why not?

Honestly, I would not change a single thing about my home as it is filled with love, warmth and different kinds of memories I have grown up with. To me, my home is perfect the way it is.

If I have the opportunity, I would make a simple change to my house, that is, the addition of a separate office space. Since I work from home, it becomes difficult for me to attend meetings as my parents walk around the house talking loudly. So, a designated office space will give me the silence I need to work.

To be honest, apart from some minor improvements in the kitchen and washroom, I won’t make any changes to my home. I am quite content with the comfort and nostalgia it provides me with.

Keep in mind that some rental sites like Zillow allow for several images, so add as many as you have to highlight the best features of your property.

Unless you make major upgrades or complete a home renovation, you can use your high-quality photos for years to come.

Many professional photographers can also create 3D floor plans to offer potential tenants a true picture of what your property looks like. This can help attract potential tenants or save you time from showing the property to those the layout won’t work for.

5. List How to Apply and Contact Information

At the end of your listing don’t forget to add information about how to apply, the application and background fee, and who to contact. You can even put a link to the application to make the   tenant screening   process as seamless as possible.

Minimum Requirements

Adding a list of minimum requirements can help keep unqualified applicants from applying, saving you time and money. Here are some qualifications to consider:

• Minimum credit score
• No evictions
• No bankruptcies
• Minimum length of employment or bank statement with cash reserve

Who Can Be Trusted for Retirement Advice? New Rules Strengthen Protections.

More investment professionals will be required to act in their customers’ best interest when providing advice about their retirement money.

When you walk into a financial adviser’s office, you expect them to put your best interests above all else — in the same way a doctor would, rather than, say, a car salesman. But many people don’t realize that the rules financial professionals must follow vary, depending on where they work and what products they’re selling.

One of those federal regulations, which governs retirement plans, was just tightened: The Biden administration announced new rules on Tuesday that will require more financial professionals to adhere to a higher standard when providing financial advice about your retirement money.

Starting Sept. 23, investment professionals who hold themselves out as trusted advisers will be required to act as fiduciaries — that is, they can’t place their interests ahead of the investor — when customers pay them for advice on individual retirement accounts, 401(k)s and similar buckets of tax-advantaged dollars. The goal is to minimize conflicts of interest, or at least ensure that they aren’t influencing investment professionals’ advice that lines their pockets at the customers’ expense. The rule, which will be published in the Federal Register on Thursday, will be fully effective in September 2025.

The changes, issued by the Department of Labor, which oversees retirement plans, close loopholes that made it easier for many investment professionals to avoid fiduciary status — including, for example, when workers roll over their savings from a 401(k) plan to an individual retirement account. Those transactions, which totaled nearly $800 billion in 2022, weren’t always covered by these investor protections, even though these sums often amount to a person’s life savings.

“If you’re a retirement investor looking for help with how to manage your retirement investments, it’s only reasonable that you get advice that is prudent, loyal and doesn’t involve misleading you,” said Tim Hauser, deputy assistant secretary for program operations of the Employee Benefits Security Administration at the Labor Department. “It shouldn’t matter what product you’re recommending, and that’s what the rule does.”

This isn’t the first effort to update the federal retirement law known as ERISA , which was enacted in 1974 to oversee private pension plans before 401(k)s existed. Strengthening its protections has been the subject of intense debate for more than a decade, over three presidential administrations.

Indeed, critics (including financial industry stakeholders) say the new regulation — initially introduced in October — was rushed, but the Labor Department has been working on different versions since it introduced its first proposal in 2010 . The Obama administration issued a more stringent rule in 2016 , but the Trump administration hit the brakes before it was fully implemented . An appeals court later struck it down in 2018 . Agency officials said they took comments from the financial industry and others into account and made several changes that are reflected in the final rule . But Lisa M. Gomez, assistant secretary for Employee Benefits Security, said the investor protections remain. “There is nothing in these clarifications or changes that one should interpret as a watering down or a real change in position from the proposal,” she said on a media briefing call.

When the onus is on individuals to save and invest for a financially secure retirement, with money that must last through advanced age, investor protections are paramount. Still, individuals might be wondering why they aren’t entitled to fiduciary-level advice on all of their money, all of the time, regardless of what account it sits in or what type of product they’re investing in.

Here’s an overview of how the rules have changed and what it means for you — and how to find fiduciary-level professionals, regardless of the political climate.

What’s changed and where do these rules apply?

The regulation redefines who is considered an investment fiduciary. Before the changes, financial professionals had to meet a five-part test before they were held to that standard — and one part stated that the person making the recommendation must provide the advice on a regular basis. That means one-time recommendations were not necessarily included, which left 401(k) rollover guidance at risk.

The new rule aims to level the playing field for all financial professionals — including investment brokers and insurance salespeople — who describe themselves as trusted advisers when providing advice about your retirement money. It doesn’t matter whether they’re recommending mutual funds, stock investments, insurance products like annuities, illiquid real estate investments — it’s all covered. Investment brokers selling retirement plans to businesses would also be held to the fiduciary standard.

Why is fiduciary status important? What does it even mean?

Fiduciaries under the federal law known as ERISA must follow strict rules of conduct and avoid conflicts of interest. That means they can’t provide advice that affects their compensation, unless they meet certain conditions to ensure investors are protected. This includes putting policies in place to mitigate those conflicts. Investment professionals must also be upfront with customers about their roles as fiduciaries — if they have conflicts, and many do, they must now acknowledge their fiduciary status in writing.

That should go a long way in helping retirees who land in their offices, said Joe Peiffer, a founding partner of Peiffer Wolf Carr Kane Conway & Wise, a law firm in New Orleans. He said he has represented thousands of investors who have received poor advice, including from insurance salespeople who call themselves financial advisers when selling indexed annuity products and universal life policies — often with “disastrous” results.

“They’re exactly the kind of case that the new D.O.L. rule is trying to address,” he said, referring to the Department of Labor. “Because, currently, when we sue these ‘advisers,’ their response is that they are nothing more than insurance salesman that do not have a fiduciary duty.”

I want to work with someone who will always act in my best interest, on all of my money, not just retirement accounts.

No financial adviser is entirely conflict-free, but the ecosystem in which your adviser works matters — and will influence what type of conflicts are embedded in the way they do business. Some brokers, for example, may be paid more to sell one product over another product. Or, the firm itself might have complex revenue sharing agreements, which is when a mutual fund company makes payments to a brokerage firm — and some funds may pay a firm fatter fees than others.

Under the new rule, any financial professional making recommendations must have “policies and procedures to manage conflicts of interest and ensure providers follow these guidelines,” department officials said.

The simplest way to buy advice is to hire a “fee-only” independent certified financial planner who is a registered investment adviser, which means they are required to act as fiduciaries when providing investment advice about securities (stocks, mutual funds and the like). As part of that fiduciary duty, they must eliminate conflicts or disclose them.

“Your odds of conflicts go up, the longer their disclosures are,” said Benjamin Edwards, a professor at the William S. Boyd School of Law at the University of Las Vegas.

What questions should I ask when choosing an adviser?

There are several , but the most important: Are you a fiduciary who promises to put my interests ahead of yours 100 percent of the time with 100 percent of my money? How do you get paid — and will you get paid more for recommending one investment over another? What’s your investment philosophy — does it involve mostly low cost index-based investments?

Oh, and by the way, will you sign this fiduciary pledge ? If they refuse, find a new adviser who will.

Where can I find a trusted adviser?

There are more places now than there have been in the past: XY Planning Network , Garrett Planning Network and the National Association of Personal Financial Advisors (NAPFA ) are all trade groups whose members accept only fee-based compensation, which minimizes their conflicts of interest. They also allow you to search for professionals based on their expertise (retirement planning, for example, or stock option exercise strategies), “You don’t want the adviser to be learning about how to help you on the fly,” said Alan Moore, a financial planner and co-founder of XY Planning Network.

There are also newer entrants, including Domain Money and Facet , which connect people to independent financial planners who get paid flat fees.

Roboadvisers , or companies that lean heavily on technology to manage your investments but also often have human financial advisers, may be a solid option for people who are just starting out — or who have an investment plan they want to put into place and let run on autopilot.

One of the most valuable services an adviser can provide is saving us from ourselves, in the darkest market moments, when an individual may be most likely to give into emotion and sell investments (or buy) at the worst possible time. Just make sure the adviser is a fiduciary.
